The premier gathering of Latin America’s real estate industry recently took place in Panama on June 6th and 7th. Melillo Group was an active participant, reaffirming our commitment to innovation in the sector.
During our attendance, four key aspects for the future of real estate development in the region were emphasized: Innovation, Resilience, Inclusivity, and Sustainability.
In this edition of D+C Talks, we will share the most relevant aspects of this experience, providing a comprehensive overview of the trends and discussions shaping the real estate landscape in Latin America.

Sustainability in Projects.

At the conference, it was highlighted that sustainability in real estate projects has become an essential priority in both Panama and across Latin America. Developers are adopting eco-friendly practices such as the use of environmentally friendly construction materials, implementation of renewable energy systems, and efficient management of water and waste. Emblematic projects like the Ciudad de la Salud in Panama and the “Distrito F” in Bogotá were presented as examples of how sustainable principles are being incorporated to minimize environmental impact and promote responsible urban development. These initiatives not only reduce the ecological footprint but also enhance the quality of life for residents and users.

Importance of Artificial Intelligence.

Furthermore, it was emphasized that artificial intelligence (AI) is revolutionizing the real estate sector in Panama and throughout Latin America. AI applications are optimizing processes and improving decision-making, from predictive analysis to identify market trends and property valuation, to automation in project management and operational efficiency improvements through intelligent building management systems. AI-based tools enable developers to anticipate demand, reduce costs, and maximize resource efficiency. Additionally, they enhance user experience with customer service chatbots and augmented reality platforms for virtual property tours.

Integration of Projects in Urban Context.

The importance of integrating real estate projects into the urban context for sustainable development and orderly growth of cities in Panama and Latin America was also emphasized. New developments are designed to complement existing infrastructure and improve urban connectivity, creating accessible public spaces and mixed-use areas that combine housing, commerce, and recreation. Projects such as the Cinta Costera in Panama and the “Gran Malecón” in Barranquilla were highlighted as examples of how real estate developments can revitalize urban areas, promoting social cohesion and urban vitality. Collaboration between developers, governments, and communities was identified as key to achieving successful and lasting integration, setting a new standard for urban planning in the region.
